Midtown Atlanta Foreclosures

General William Tecumseh Sherman of the Union Army is probably best known as a great military strategist and the leader of Union troops who captured the city of Atlanta in 1864. He spoke words that, believe it or not, are somewhat relevant to this post about Midtown foreclosures.

“War is the remedy our enemies have chosen, and I say give them all they want.”

Much later in history,  the 10,000 Maniacs song Everybody Wants Candy was written with lyrics that ended just about every verse with,

“Hey, hey, give ‘em what they want. “

While these two quotes have nothing to do with each other, they do tie together a theme I’ve discovered while looking at statistics from this blog. It seems as if about 15% of you folks that find Atlanta Intown Lofts get here through search engines after searching for the term “foreclosures in Midtown”, or some similar search string. That means about 25 people per day land here and want to know something about a loft or condo foreclosure in Midtown. So, today I decided to give you guys what you want.

Let’s talk Midtown Atlanta foreclosures.

For the purposes of this post, I’m only going to talk about units in the Midtown zip codes of 30308, 30309, 30319, and 30324 that are listed in FMLS.

With those search criteria, there are 49 loft and/or condo foreclosures on the market in Midtown. They are priced anywhere from $41,900 to $479,000 and are found in Midtown landmarks such as Aqua, Renaissance Lofts, Tribute Lofts, Spire, and Museum Tower, just to name a few.

Let’s get a little more in depth.

The most expensive listing is in Aqua and is listed at $479,000. It’s a 21st-story corner unit with two bedrooms and two bathrooms. This unit isn’t quite bank owned yet, so this is a short sale opportunity which is subject to the lenders approval. But, the $479K price tag is far below the $629K sales price from last year.

There are four foreclosed units within Plaza Midtown which range in price from $184,900 to $334,900. Two of the units are two bedroom and two bathroom units, while the other two are one bedroom and one bathroom floor plans. The four units are located anywhere from the tenth floor to the seventeenth.

There are four opportunities to buy in 1280 West. Two are short sale units that are on the market for $110,000. The other two units are bank owned and are at $200,000 and $205,900. The two that are already bank owned are two bedroom units with two bathrooms and are on the 21st and 22nd floors. The two short sale units are studio units and are on 28th and 29th floors.

    What is the square footage. Taxes and monthly common charges.
